Water heater repair and replacement in Shelbyville

A water heater that fails during the Walking Horse Celebration is a bad week for anyone hosting guests. We replace and repair heaters in Shelbyville homes and rentals, and we are happy to look at one before it becomes an emergency.

A replacement visit

  1. Look at it

Age, fuel, size, venting and access.

  2. Quote

Tank and tankless options, with prices.

  3. Replace

Old tank out, new unit in, with valves, relief line and pan where needed.

  4. Test

    Everything checked before we go.

Rentals and short stays

If you rent out a house, a small heater and a full house of guests do not mix. We can size a heater for the number of people who will actually use it, or recommend a tankless unit that keeps up. And if you manage more than one property, tell us, and we will talk about how to keep them all running.

Short-term rentals

If your house is a rental during the Celebration, you have a short window of high demand and a lot of reviews to protect. A failed heater is one of the surest ways to lose both. Getting the unit checked before the season is cheap, and replacing an old one on your schedule is far better than doing it with guests in the house.

Why we check the whole installation

  • A relief valve and proper discharge piping
  • A drain pan under units above living space
  • Working shutoff valves
  • Correct venting on gas heaters

Heater questions

How long will a new heater last?

Eight to twelve years for a tank in most cases.

Is tankless good for a rental?

It can be. It handles back-to-back guests well, with yearly descaling.

When an electric heater stops heating

Electric water heaters have two heating elements, an upper one and a lower one, each controlled by a thermostat. If you have no hot water at all, the upper element or thermostat has probably failed, or the high limit switch has tripped. If you have a little hot water that runs out fast, the lower element is often the problem.

Before you assume the heater is dead, check the breaker and the reset button on the upper thermostat, under a cover on the side. If those are fine, the elements and thermostats are inexpensive to replace, and on a tank that is not too old, it is usually worth doing. If you are not comfortable with electric work, call us. The power has to be off, and the tank has to be drained or isolated to swap an element.

What we test on a no-hot-water call

  1. Power at the unit and the breaker
  2. The reset and the thermostats
  3. Each element for continuity
  4. The tank for leaks and corrosion

More heater questions from Shelbyville

What if my heater is in the crawlspace?

It can be done. Access is tighter, and we plan for a pan, a drain and a safe path for the old and new tanks.

Can you replace a heater before a big event?

Yes. Call as early as you can, since the weeks before Celebration are busy for every contractor.
