Water heater repair and replacement in Lebanon
Lochinvar, a manufacturer of water heating products, is based in Lebanon, which is a nice bit of trivia for a plumber. The water that runs through the limestone under town, though, leaves hard mineral deposits that shorten the life of any tank, whoever made it.
If yours is failing, we will give you a straight answer on whether to fix it or replace it.
What hard water does to a heater
Minerals settle on the bottom of a tank. On a gas unit they act as insulation between the flame and the water, which wastes fuel and overheats the steel. On an electric unit they bury the lower element. A heater in hard water that has never been flushed may be in worse shape than its age suggests.
Signs and what they mean
| Sign | Likely meaning | What we do |
|---|---|---|
| Rumbling or popping | Sediment layer | Flush if the tank can take it; plan replacement if not |
| Less hot water than before | Failed element or sediment | Test and repair |
| Rust in hot water | Tank corroding | Replace |
| Water at the base | Leaking fitting or tank | Find out which |
Scale on the element and the burner
A heater in hard water can look fine from the outside and be in a bad state inside. When we drain one and a stream of gritty sediment comes out, we know why it has been popping. That grit has been sitting on the bottom for years, and the best thing we can do for the next heater is to keep it from happening again.
An annual flush helps. A water softener helps more. Neither is required for a good installation, and neither will save a tank that has been neglected for fifteen years.
If you are buying a house in Lebanon
- Ask how old the water heater is
- Look for a pan, a drain line and a relief valve line
- Look at the floor around the base for rust or staining
- Check whether the shutoff valve turns

Which fuel is better, gas or electric?
It depends on your utility rates and what you already have. Switching adds cost. We can look at your house and talk through it.
Ways to get more years
- Flush the tank yearly when it is young
- Have the anode rod checked every few years
- Keep the temperature at a reasonable setting
- Consider a softener if hardness is high
Heater questions
Does a softener help?
Yes, it reduces scale. It is not required for a good heater, but it extends the life of every appliance that uses water.
Can you service a tankless unit?
Yes, including descaling, which hard water makes necessary.
How a tankless unit gets descaled
Hard water forms scale inside the heat exchanger of a tankless heater, which reduces efficiency and eventually causes error codes. The fix is to flush it with a mild acid, usually white vinegar or a descaling solution, circulated through the unit with a small pump. The process takes about an hour. The unit is isolated with service valves, the hoses are connected, and the solution runs in a loop before the system is rinsed.
If your tankless was installed without service valves, we add them. Without them, descaling is much harder. In Lebanon, where the water runs hard, yearly descaling is a good rule. Skipping it for several years can leave scale so thick that the unit never recovers.

Does the brand of heater matter in hard water?
Less than the maintenance does. A well-built tank that gets flushed will outlast a premium one that never is. Ask about the anode rod and the warranty terms for hard water areas.
How soon should I call if I see rust at the base?
Soon. Rust can be a loose fitting, or it can be the tank starting to fail. A visit tells you which.
